TL;DR: Food was under cooked, pool was dirty and freezing, most of the inflatable tubes were unavailable. On Saturday there were no towels available when we arrived in the pool, and the bigger slides had already shut down at 2pm. In the restaurant we ordered 2 burgers, both Medium rare, one came out medium rare the other came out bright pink, and was barely hot.Sunday morning/mid afternoon people were sleeping on the lobby couch, and most front desk workers looked less than pleased to be there. The biscuits were under cooked and the gravy was chunkier than it should be for biscuits and gravy. Our waitress was kind and gave us a decent discount. The one nice thing about our stay was the hotel rooms were updated, and there was new bedspreads, which were far more comfortable than the old ones they had for forever. Though our door didn't fully latch, which was kinda sketchy.Very disappointed to see how far the Three Bears resort has gone downhill in the last 3 years since our last time there. Probably won't be back for a stay for awhile due to the issues. Also it looks like there is an issue keeping staff, as we were told not so politely about 3 life guards walking out on Saturday, and Sunday morning our waitress had told us how she was working the restaurant, housekeeping and front desk.Food & drinks: Definitely not worth the $53 we paid as a family of 4. You'd be better off going down the interstate to Tomah and eating at one of the restaurants there.

Checked in early on a Saturday and out Monday. My family consists of myself, my husband, and two kids, one almost seven and the other twelve. We truly had such a great time. There were a few disappointments along the way...breakfast buffet Monday morning was not set up, issues with the game room and redeeming tickets, and AJs inside the water park was only selling pizza by the slice and chips. However, anything we mentioned to the front desk was handled above and beyond. There are options for food within about ten minutes of the resort as well.I did notice what was said in a lot of the other reviews regarding the lifeguards however I put my children's safety in my hands. Lifeguards are a bonus to have but I'm okay with them not even being there because I will tend to my children myself.Overall, we had a great time and would definitely come back again.

We've been staying here for over 10 years, and will no longer return!!! The lady at check in was outstandingly rude with saying our room wasn't ready, even though there are only five vehicles are in the parking lot (seriously?), eventually after waiting three hours to find out our room doesn't have microwave or coffee maker as advertised, room cost way more for two nights (even though printed out confirmation...and room has a hole in the wall and shower head wont stop dripping), wave pool, lazy river, and hot tub NOT in service and waterpark closed at 8:30 although advertised as 9:00. Spent $20 for arcade card in which we didn't get, and in talking with rude lady up front again we were refused reimbursement. Friends also had this issue. Will be passing on to all friends and family that have stayed here before with us throughout the years...don't waste your time or money!!!

We use to come here all the time but since new ownership it has gone down hill.ConsParking was horrible and finding a stop was darn near impossible.Check in they had 4 people behind the desk and only one person actually checking people in.The elevator is super slow.No coffee potThe bar served food but it was over an hour wait just to even order the food. The bartender was rude when we approached the bar to order our food.We had crumbs on our sheets as they appeared to not have been changed from the previous guest.Location was far from any food establishments.Pros:The water park is fun and my children enjoyed it!The updated rooms looked nice and functioned well for our family.Decent price.

This place was perfect for us! I have a 7, 5, and 1yo. The water temp was great, I was worried my 1 yo would be freezing, but it was perfect. They also keep the hot tubs a slightly cooler temp, so we all could relax in the hot tub for a few mins. The outdoor hot tub in March was the perfect mix of hot and cold. We went during spring break, and it wasn't overcrowded. The people there were kind and children were attended, not a mad house like the dells. The cost for all 5 of us was the same as 1 ticket to some places in the Dells. The staff is very relaxed and let families enjoy.

We stayed over the weekend of April 12th. We rented one of the cabins. Check in was super fast and the employees were friendly. Upon pulling up to our cabin it looked nice. Went to unlock and open the door and the doorknob was broken. My husband managed to fix that. Once inside the cabin it was very dirty. There were blueberries from the previous guests all over the floor. The table was sticky and had paint on it from what I'm assuming was a kids craft because it did wash off. The sink sprayer was broken, the pots/pans provided were absolutely disgusting. There were dirty dishes in the dishwasher. The oven looked like it hadn't been cleaned in a very long time with cheese hanging off the rack inside. The walls in the bathrooms were filthy and was missing the toilet paper holder off the wall. The shower head was broken in the upstairs bathroom. The downstairs bedroom had confetti and wrappers all over the floor. The Waterpark was fine except the hot tub jets weren't working in the one and the second hot tub was drained and not working.Lots of money spent for an overall disappointing weekend. We will not be back and will not recommend it to any of our friends.

My family used to go to 3 Bears every spring before opening our campground as a family getaway before getting busy. We loved it, but decided to try some closer places the last few years, so we haven't been there for a while. When talking to some friends about doing a getaway, this place came up and we decided to go.We were so disappointed! The villa we were assigned to (622) was clearly NOT cleaned. There was food and crumbs all over the floor (my dogs quickly cleaned all of this up). There was paint and blueberry stains on the table (I wiped this down, it came right off). The bedroom I stayed in had gold confetti on the floor along with straw wrappers and other garbage. The walls need a good scrub, they're filthy! The next room had lots of crumbs and garbage on the floor. The bathroom was missing the toilet paper holder, had a cigarette burn in the floor and only had 2 towels for 4 adults. There was toys under the futon and in the bushes outside. There was a large pile of dog poop in the front yard. The stove and oven were absolutely disgusting! As well as the pots and pans. The dishwasher had dirty dishes in it. The whole place was just gross. We let them know about these issues when we went to pay for our dogs (which was an adventure all in itself as they dont have clear policies on this. They didn't know how many dogs we were allowed to have and seemed to just make up a number to charge me for having dogs, despite what the website says) and they simply apologized. We did say we would clean it up since all of our stuff was already unloaded and we didn't want to move or have someone come in and interrupt what was supposed to be a relaxing weekend. A discount would have been nice for having to spend our time cleaning what should have been clean before we got there.Aside from the villa we were assigned to, the water park was only ok. My main reason for going was the hot tub...I don't really do waterparks, especially when we don't have kids with. One of the hot tubs was completely drained and not open. The other was just a warm bath. The whirlpool did not work. We asked a lifeguard and they just said to push the green button on the wall. He did. Several times. He didn't care enough to assist any further. We decided to sit in it anyway. Until it became overrun with kids! About 20 kids and 4 adults. The kids were swimming, jumping in, splashing. Again, lifeguards saw this but did not care enough to do anything about it. We spent a total of 2 hours in the water park the entire weekend and most of that was in the lazy river/wave pool.Needless to say, we won't be in a hurry to come back here. My friend has most of the pictures, these are just a few that I took.

room was okay but not great. tile floor was slippery especially coming back from Waterpark since they ran out of towels....which also leads to poor review for service, ran out or towels in Waterpark and in the hotel so only had what towels were in the room to use. Waterpark was cold and disappointed. Big slides were shut down and wave pool only went off once while we were there which is why we went cause toddler loves waves. It was cold in the park because a pool that also goes outside was done for maintenance but they didnt have it sealed off so made the area by that cold and the pool next to it cooler as well. Overall I think we will spend the little extra money and catch great wolf on sale. Also watch at checkin that they don't try and double charge. I had already paid resort fee when I booked and they tried to charge me again for resort fee.Rooms: Small and very basic

This was our third trip to Three Bears, and we will return. It's our kid's (3&6) favorite water park. The water is warm, the water park is not crowded, the water park is clean, and the staff is great. There's a lot for little kids to do, and the pools are all shallow with only a small part being 4'. There is plenty of seating in the water park, so we have never had to leave our bags and clothes on the wet floor like other places.I was happy to see some updates. Getting rid of the carpet was a needed update. Our heat was a bit weird, with there being a thermostat on the wall and the unit, but we figured it out. Love the free coffee bar in the lobby. We realize there isn't much in the area in the way of food, so we bring lots of snacks, juice, milk.. Unfortunately, Warrens just doesn't have much, especially in winter and the hours and menus are unpredictable. My only improvement would be larger garbage cans in the rooms and hallway. The hall ones were all full and there were no extra bags in our room. A janitor closet with a broom and some supplies for guests would be awesome, but I'm sure it would just get raided. Maybe also some hooks or something for all the wet swim suits.

Stayed a weekend for a birthday party. Couldn’t check into the room until 4pm, once checked in we got a room (that was already taken). It took 3 bedrooms later to find a room that was actually cleaned and ready to get into. The lights in the room don’t work, the pull out couch is so uncomfortable. The water park closed at 8:30pm and the next day didn’t open until 10am. The Resturant was nice and the food was good! Otherwise disappointed especially for the price!

We stayed 2 years ago and loved it. We raved about it with anyone we knew. Then we stayed again over spring break this year and it was awful. People behind the desk were very rude, We couldn't get into our room until 5 and it wasn't very clean. Getting food and drinks took forever. There was not enough tubes for people in the waterpark, most were flat. The hot tub outside was not working. The lifeguards were always talking on their cell phones or walking around with ear buds in their ears. The upgrades to the room do look nice but a lot of things need to change to make it a good experience.Rooms: Rooms look nice but the cleaning staff need to do better.

Everything was great for 2 and 3 year olds. Us adults even had fun going down the slides with the babies. The food in their restaurant was not good. And the breakfast buffet was completely out of food and it’s $15 a person. They run the buffet on the weekends. There is no reason they run out of food for the two hours they are open for breakfast. It’s absurd they are only open 8-10am.But overall if all that sucks is their food will be back for the hotel part and just know to spend our money on food elsewhere.

Stayed here this past weekend and the cabin we stayed in was absolutely disgusting. The floors had clearly not been vacuumed for weeks, almost all of the pots and pans were rusted, there wasn’t enough utensils for everyone to eat with, the sheets had hair all over them and the worst part is that we found bed bugs. Would never come here again.

It was ok. Cute theme but lots to work on. Arcade is ridiculously expensive. Half of machines were out of order. The pool pizzeria markets hot dogs on a banner but they don't even sell hot dogs. They were out of hot pretzels. 1878 was close on a Monday during spring break. Rooms are noisy as hell. Not a great experience. Water park and Lazer thing made it fun.

Our cabin was very comfortable and we loved the rustic yet modern feel. I have 2 "complaints"... The dryer didn't work(possibly broken belt or bearings seized up) and the dust on the ceiling fans and corners of ceilings/walls really set off my allergies! Next time I'll bring stuff to clean the areas that I can reach so allergies aren't so bad. I would definitely recommend staying here! Our group was very impressed with the cabin and area and any questions we had were answered quickly, promptly, and with expertise!

We spent our family Christmas here and rented out four villas for our entire crew. We did enjoy our time there but it definitely requires overlooking quite a few issues. The water park was great - plenty of room and fun for the kids to have, since it was the off season there was plenty of space with no overcrowding. Unfortunately at least 5 of the children we were with developed rashes after being in the pool. The arcade had a lot of games out of order and The laser maze room with the Opening Weekend prices was out of order. The rooms were very poorly cleaned from previous stays - there were cobwebs, trash on the floor, rotting fruit under the couch and a thick layer of dust on the walls and around the floorboards. There is an intense amount of neglect of the villas. Missing trim, broken windows, broken stove, broken fireplace, missing light fixtures, broken/sketchy ceiling lights in two of the rooms. It snowed the day we left and none of the roads or sidewalks were cleared or salted - making it more dangerous for our family trying to pack up and leave. The cost for these four spaces for the weekend for well over 3 grand and at this point we would have a hard time justifying the cost to come back again.Rooms: I truly don't trust the level of cleanliness in these rooms. The amount of dust and poorly maintained furnishings was very disappointing. With some better care these places would be so amazing.Safety: The broken fireplace is a hazard and shocked one of our guests when he tried to turn it on. Maintenance came and took the glass off, turned it on, then left. It burnt out shortly later but the gas was still on.The flickering lights that can't be turned on are concerning as well.

I don't usually leave reviews so keep that in mind. Overall, we made great new memories with our young kids during Spring Break. However, small things kept happening throughout our 3-night stay that made it less fun. It didn't feel very organized or prepared for Spring Break.PROS: Coffee always seemed available in the lobby. Fun waterpark. Decent temperature in the water. Quite a few places to sit and set our towels. Hot tub inside and outside was cool to do during the cold weather. It was nice to have some amenities for the kids, like the lazer room (it took us a while to figure it out) and the game room (even though some of the games weren't working and the vending machine to claim prizes ended up eating all our tickets). We stayed in a villa/cabin. It was a great size for our family. We stayed in the 600s so it was walking distance to the office and waterpark. If and when we needed maintenance, they seemed to come through. But ran out of towels, etc.CONS: Our cabin definitely needed some TLC and housekeeping. Yet we had to report all damages, etc within an hour so that we wouldn't get charged. Our TV was stuck on 1 channel until we googled some troubleshooting options and figured it out. Most of the lifeguards were wearing shirts that said Attendants. So they kind of watched, but there were a lot of loose rules in the waterpark. We tried the main restaurant once and never returned. It took us about 2 hours to get seated and served with our kids. The ice cream place stopped serving ice cream one day because they ran out. The customer service was lacking just about everywhere and they were understaffed. The worst was Thursday night of Spring Break. No one at the snack shack could serve me a drink. Then their system completely broke down. I went to the restaurant and couldn't buy a drink because they were understaffed. Their bar ended up closed that night for the same reason. The one nice person at the front desk took me into the dark bar to get me a beer from the cooler. Lol. The location of this resort was a little tricky too. Nothing to do nearby. We made the most of our stay but probably won't be back for a while.

Stayed in July and the place was very quiet and dark. Seemed strange for a Friday/Saturday and the restaurant wasn't open. Kind of a ghost town. Our room was very dirty. We didn't feel comfortable sleeping in the room & ended our stay early. The water park is a nice size and good for younger kids. Lifeguards were not attentive though.

Our family has come two years in a row now and we have enjoyed our over all experience. One of the things we have noticed is everything needs a desperate makeover, hot tubs broken and leaky, stairs on slides need repair, colors fading on all water slides, cabins had a bunch of broken things, broken sinks, no brooms, scarce on pots and dishes. Over all cleanliness could be better.

This place is awesome! We have been here many times in the past and every experience has been great! The rooms are great and the beds are very cozy! The water park is also great and the hot tub has an area where you can swim outside in an outdoor hot tub. Theres also an outdoor waterpark! Inside the indoor waterpark, theres a giant picnic basket the size of a house that gets filled with water and every few minutes, it tips over and you can stand under it and get splashed! Only complaint is that this place is quite expensive but it is definitely worth it! I would rate this 100 if I could! Definitely would recommend!

Stayed in a cabin, setup was decent but the appliances barely worked, the cabin was in a bit of a state of disrepair. And on Saturday the pools have everyone quite a rash. However, the staff was very friendly and as helpful as they could be, and the Waterpark setup was great for people with kids of different ages.

Stayed on Thanksgiving through the following Saturday. Workers from front desk to the life guards all went way above and beyond. So much fun and not as many people as the dells. Good rooms, outstanding service, and pools were perfect for kids and adults. Can’t say enough how much fun we had at Three Bears.AJ pizza, Drinks, and adult beverages were decent. Can all be charged to the room.Definitely will be staying here again.Rooms: Room was clean and had the room next door. Both decentFood & drinks: Workers at AJ were always smiling and in good spirits. Even when you order a pizza and a couple bloodies for the road.

The staff was very helpful, but there were many things that were frustrating. The water park is only open Sat and Sunday 9am -1 pm which is not clearly stated. Also the restaurants follow the same schedule, not to mention the pizza restaurant and sandwich shop are very poor quality. The bed frame was broken so their fix was to stack two box spring together, which was a trip hazard and eyesore. The pool area was cold and dirty. Lack of towels during busy times and got a horrible rash on my skin.Nearby activities: There is not much in the area to do. We were advised by staff to travel to Tomah is we wanted restaurants or other activities

My overall rating is 2.5 stars, though that's not an option. My family and I did enjoy our time there; however, there were a few concerns. The check-in process was easy and we were able to get into our room early.Pros: The water park was fun, the water was a good temperature, there was plenty to do, and a few of the staff/lifeguards were attentive and friendly. The arcade was okay, though several games were out of order. The laser maze room was fun and inexpensive.About half the staff we encountered were friendly and helpful.Cons: Not a single staff member we spoke with about how the food was in the restaurants had any input, other than that they hadn't eaten the food. Due to lack of information and people actually eating in the restaurants, we ordered delivery both nights.Half of the staff members we spoke with weren't very helpful, and at least two of the lifeguards were very stoned. The blanket and cover on one of our beds was very dirty upon check-in. We were provided with replacements, though we had to replace them ourselves and were told to put the dirty bedding in the garbage bag we received the clean ones in and set them in the hallway. No coffee maker in the room. The exercise room equipment severely needs updating. Towels in the exercise room would be good too!Overall, we did get a good deal on our weekend there, and as I initially said, our family enjoyed our time. With that said, we won't be back again for quite some time, if ever.
