This is a wonderful place to spend a few hours, especially with young kids. We spent an hour and a half cruising the lake in kayaks, and then another two hours or so walking the grounds wading and swimming in the stream. The folks who run it were super friendly and helpful, and everyone in our party - from 2 to 62 - had a great time. It's not wilderness kayaking by any stretch, but it was peaceful and we saw a number of turtles, a heron and other similar wildlife along the way. It's only a few minutes north of Margaretville, too, so pretty easy to find and close to where we are staying for the week. Definitely recommend!

We had the most “pleasant” time here!! The owner really helped us to get the most out of our experience when we went kayaking and we felt honored to be a part of a place that is so loved. We had so much fun, the nature and wildlife was beautiful, with a touch of live music, it felt like a little piece of heaven. 10/10 recommendation.

Loved it!! amazing experience and a nice work out on the kayaks. great views of the great outdoors. we appreciated how he took his time explaing what is better in terms of what type of kayak to take. for a couple it was better with single kayaks rather than a double. i highly recommend it. if I could give 10 stars I would. it made my bday special!

We had a great time at Susan’s Pleasant Pheasant Farm! We went on a Saturday, expecting crowds but were happy to find that it wasn’t very crowded. We rented five single kayaks and went down the lake! It was very fun and perfect for our group - some of us are frequent kayakers and others, not so much. Definitely a more tranquil kayak ride, with heron, frog and snapping turtle sightings! The owners were very helpful with guidance, safety tips and a great, welcoming attitude! After our kayak, we sat at a picnic table and enjoyed some yummy food from Sweet Pea (a French market/restaurant practically on the property) before exploring a couple of trails and a swimming hole! A great morning outing if you’re staying nearby!

What an absolute treat to kayak here. We stayed 10 miles away in Downsville but wanted a family friendly and intimate kayaking experience since it was our first time. It’s a lovely farm and the lake & surrounding walking grounds is gorgeous. It took us 2 hours to do from start to finish. James offered pointers and the staff was patient and kind. The Sweet Pea company just up the road has excellent food. We’ll absolutely be back. Thank you, Susan and Jim, for welcoming us into your space and making the experience unforgettable.

Found this lovely little gem today and we'll be returning as often as possible during our stay in Roxbury this summer. Rollings hills, a quiet little river, wildflowers in bloom, and all manner of wildlife - this place has everything we were looking for and a whole lot more. Jim was so kind and informative and helpful. We found our way around easily and were delighted every step of the way. A perfect summer oasis!

What a charming kayaking experience! Jim, who’ll most likely greet you as you emerge from your car, was gregarious and helpful! Truly passionate about the mom and pop operation he operates. Had a personal touch in weighing in on which kayaks are optimal for my wife and my needs! The body of water does run along a road which is a mild minus but that’s offset by the lovely beaver dams that run along the stream. Enjoy!

Jim and Susan have an activity for everyone in the family- kayak, SUP, picnic, lounging… walk in the woods, a swim hole… all for a daily rate. For locals he has a seasonal rate as well. We love that the lake is full of wildlife and the town is so cute. The grounds are kept so well!! Come early, stay for lunch, and enjoy the entire afternoon!

My wife and two little dogs and I had a wonderful time at Susan’s pleasant pheasant farm! We kayaked and had a picnic at the swimming hole and walked around the beautiful grounds covered in wildflowers. Jim was super accommodating and helpful. We called ahead to see if we could bring the dogs and ended up being able to come by on a weekday. The place was gorgeous. We’ll definitely come back again!

Peaceful, serene kayaking in a gorgeous lake that reflected the stunning surrounding mountains. I had never been kayaking before and this was a perfect first time out. We also walked on the beautiful property and took a dip in the swimming hole. Great memories in a wonderful place.

It's a week later and I'm still reliving the quiet moments of kayaking at this beautiful location. A heron graced us with a flyby, turtles and dragonflies abounded, and bird song serenaded our paddle. I feel refreshed by each memory. Thank you for providing such a perfect oasis.Nearby activities: After our time on the lake, we ambled to Sweet Pea for a delicious take-out lunch and then took a dip at the swimming hole. A perfect ending to a perfect outing.

A really wonderful place in a scenic spot. Large comfortable room with lake views from the bed. Susan and Jim are fantastic hosts and great people. The breakfast she made was incredible. We didn't have time to try the kayaks, but we did take a nice hike on their trails. I would highly recommend this experience and will definitely go back again.

Wonderful small lake for kayaking. We saw many birds and some turtles. Renting a kayak gives you access to the property which includes many picnic areas and a swimming hole for cooling off. Pack a lunch, you could easily spend all day here.

Beautiful calm waters, majestic scenery. Herons, eagles, wildflowers, turtles. The staff is fantastic, helps you in and helps you out so no fear of spills. And then afterwards you can walk through the beautiful wildflower paths on their property, to a swimming hole. Had a fun and serene few hours.

Went kayaking and stand up paddle boarding on the property and enjoyed our time on the water. The rentals are for the day so you don’t feel rushed. Jim have us some great history of the property, building, and village.

We've been kayaking here several times, it's a beautiful trip on a usually glassy lake and up the river just a bit. The staff is always friendly, welcoming and helpful. Family and dog friendly. Great way to see nature up close, from beautiful black and emerald dragonflies to mama ducks with all their ducklings to beaver dams. A bit on the expensive side, but there's no time limit so you can make a day of it!

Had a wonderful time with my friends and hubby kayaking and enjoying the views. I loved seeing the many blue herons and different migrating birds flying around. Can't wait to come back in the fall and enjoy the crisp air and foliage. 🛶🌲

Had a great time here! Everyone working there is super nice and helpful. We rented a row boat, had a great time on the lake/river. The property is beautiful, has an amazing farm/gardens to wander around that ends up with a great area to wade into the water. Definitely go!

Kayaking here has always been fantastic. The river is beautiful and full of wildlife so it's bound to be an adventure, especially for those unfamiliar with the area. The staff is absolutely pleasant and very helpful. I haven't stayed at the inn yet but I'm sure they take good care of all their guests! The prices are very reasonable, considering the neat experience you'll likely have here! Definitely a must-see place if you're visiting the Catskills or simply enjoy floating around. They will walk you through how to use everything safely before you go kayaking or canoing, so no worries if you're a newbie. Be sure to check the website or call prior to visiting for best results!

One of my favorite B&Bs ever! Susan and Jim are attentive caring hosts at Susan's Pleasant Pheasant Farm in Halcottsville NY. A beautiful well appointed room overlooking Lake Wawaka makes our stay comfy and super enjoyable. There's kayaking on Lake Wawaka, bird watching with glimpses of eagles, hiking and a swimming hole by the river. Relaxing and rejuvenating! Located close to main roads leading to towns for exploration, antiquing and dining. Definitely booking real soon!

Amazing experience visiting here while on a family vacation from CT. Perfect day spent with kids (4 & 7) doing a picnic, kayak paddle and dip in the swimming hole. Jim, Susan and their staff are so helpful and kind. Can’t wait to go back!

The location is really beautiful. We came here to kayak on the river and Jim was able to accommodate our large party without any issues. He even pointed out some great vantage points to view the wildlife. We didn't do much else but there were hammocks strung up along with lawn chairs out by the river. I can imagine that this place would be a great place to relax and get away from New York City.

This is a great little 2 room cabin right on the river. The surrounding area is beautiful and quiet. The room came with a kayak and bicycle rental. If we had stayed more days we would have taken advantage of the bikes and kayaks but nonetheless the stay was amazing.We met the owners early and they showed us the room and how to get to the swimming hole as well as kayak rentals and bicycles. The room was huge with a comfortable king sized bed right next tot he river with a large bay window looking out onto the river.The breakfast the next morning was like a feast for a king. There were about 6 courses consisting of fresh fruits, cheese and fresh bread, meat (and vegetarian options) biscotti, fresh mint fudge, fresh squeezed orange juice. In the end my wife and I were not able to eat everything but they gave us tupperware to take leftovers home which were great.As we were leaving the owner gave us a quartz crystal. The staff was friendly and experts at what they do.All in all this is one of those places to visit in the Catskills that will always stick in your mind as quiet tranquil and serene.

Came to kayak and it is a wonderful spot. Lovely scenery, beautiful flower gardens and a spot for a dip. Really nice. I didn't stay here but if you plan to make sure to call and don't rely on their website. I tried to book through their website and got a reservation number but the room wasn't actually free.
