I ended up last minute finding this space and I'm so glad I did! I will most definitely be returning for years to come. There pool, gym and sauna area is beautifully updated. The rooms have charm. I stayed in a room right on the beach with a balcony. Being someone who doesn't like to sleep with outside noises the one exception will always be the sound of the ocean. It was so nice to be able to keep the door opened a crack with a screen door to fall asleep and wake up to the sound of the waves crashing. Look forward to returning next year.

The Top Mast Resort is a hidden jewel... Excellent value for a lovely experience. The spa amenities were everything I hoped they would be, and the ocean front property was amazing. I was also incredibly impressed by their customer service. I had a minor issue that was resolved with great consideration and expediency. Extremely appreciated!Rooms: The room was very clean and enjoyable. The efficiency aspect with a kitchen was incredibly convenient. The ocean side view was amazing and I loved my balcony!Food & drinks: The drinks are inexpensive and excellent! The cafe was also very good and quite convenient for breakfast.

Susan and I stopped in here during a CharlesWorks trip to Provincetown while staying at the Sandcastle which is also on Commercial Street. The Top Mast was spotlessly clean, the staff was very helpful and friendly, and the food was excellent. I had the steak and eggs and my wife had eggs and bacon and we both enjoyed our breakfast there immensely. Plus, it's one of the few places open early enough for early-birds like us!

Arrived the second week in October. Since everyone leaves summer reviews, I thought I'd mention that the small heater in the room was amazing and kept us quite comfortable. It was also the cleanest motel I've ever stayed in. The owners even keep the beach itself clean. Everything we needed to cook our own meals was provided, or we could walk across the road to their restaurant. The off-season rate was so good that I really had my doubts as to what we would find, but I will definitely be going back.

I don't know of a place in the whole country that gives you better beachfront bang for your buck. Kerene and the whole team were impossibly friendly, ensuring we understood the entire property and its copious amenities.My one caveat would be that if you are on a first-floor condo unit, expect to hear most of the stuff going on above you. Just call ahead I'm sure they would be glad to accommodate a second-floor request (beauty of working with a family-owned business instead of faceless corporation), but beware it's at the tradeoff of forfeiting your direct beach access. Fortunately the little one and I are heavy sleepers - easy 5 stars.

We absolutely love Top Mast. Great rooms right by the water, everything is clean and delightful. We didn't eat at the cafe but we did enjoy the pool and hot tub. The person at the desk for the pool was not very friendly and was on the phone and a little abrupt but everyone else was so nice and accommodating. We have been here many times and we will be going back.

From beginning to end the staff was friendly helpful and nice! The location cannot be beat, with every amenity you could ask for and Beautiful views of Cape Cod Bay.The housekeeping staff was phenomenal! They have a tractor groom the beach of seaweed every morning which is very nice and a very good restaurant. Hopefully we can make this annual August getaway

One of the last mom and pops .. 2nd year here. Room on the ocean is awesome. You can hear the ocean waves all the time. I bring food so I can do many meals on the deck. Nice little kitchenette. Owners seem to do upgrades every year and keep the property nice. Pool, hot tube, cafe, are all nice. Staff is friendly. I plan on coming back soon.

Great resort. All staff and other guests were very friendly. Clean rooms. Amazing views. Having an indoor pool was very nice to use in the evenings. We ate at the cafe one night for dinner. The food was very good and the server did an great job, being the only one there and having many tables to take care of.

Couldn’t be a better location right on the beach with a perfect view. The room was a good size w a full size refrigerator, stovetop, coffee pot, toaster, and sink. The pool area was really nice w a smaller kiddie pool and jacuzzi. The only downfall was the pool closes very early during the whole week which is kind of a deal breaker for me.

The resort is a hidden gem near Provincetown- I mean you have everything in one place. They have a pool, cafe, private beach and ocean view rooms. The staff were very helpful and friendly. They are maintaining as much safety as needed for COVID. Also, it is just 5-6 miles from Commercial Street, PTown and a lot of places to visit around.Really enjoyed our stayacation over the Labor Day weekend and definitely recommend to people with large groups or family.

We stayed here at Top Mast last year, October 2020. Small room but clean and it has everything you might need. Little fridge, microwave, dishes, plates & utensils. My husband swam in the indoor pool across the street, next to the office and we got dinner take out from the Cafe. What’s the best part of our room? The ocean. Right outside our sliding glass door. I fell asleep to the ocean waves and the beautiful salty air just feet away. We love Top Mast Resort so much that we are back again this October. Thank you.

Can't beat the beachfront accommodations for a reasonable price! Picturesque view from our balcony, and it's so relaxing to listen to the waves while sleeping. Strong ocean breeze through the room our entire stay. We were in a 1 room beachfront Queen Suite and it was the perfect size for the 2 of us (my boyfriend and myself). Loved having the kitchenette so we could prepare meals in the room. We stayed June 10-13 and liked that it wasn't quite "busy season" yet because some of the rooms around us were vacant and we had space between us and the neighbors. I probably wouldn't stay during the middle of the summer, with no AC in the beachfront rooms, and the hotel most likely being at or close to capacity. I'm sensitive to the heat and enjoy having a buffer zone for privacy from neighboring guests. But we definitely plan to come back next spring, if not once more again this year in the fall!

Beautiful stay. View was unbeatable. We had the ocean view room with small kitchen and basic equipments. They have a restaurant and cafe. The food is not great but ok. But stay was brilliant we would definitely return back.They have small grill outsides balcony and pinic tables. Perfect for the beach day.

We loved staying at Topmast! Stayed on 2nd floor. You hear the waves especially at nite when guests are out or resting. The room has a full size refrigerator, dishes, silverware, & even dish soap, etc.. Every room has their own balcony with 2 wooden chairs. Housekeeping was super! We appreciated their great efficient work! Enjoyed great service & a delicious egg breakfast at their outdoor cafe. Thank you all- Look forward to our next visit. Visited mid May 2021.

We've stayed here for 5 days per year for 10 years in the off season. I love the peaceful beachfront location. Top Mast rooms are spacious, well equipped and well maintained. The pool, hot tub and sauna are a treat on rainy days. The staff is pleasant and helpful. Just minutes from Provencetown, it's a great location.

Everything here is great. Friendly staff, great room - updated, clean, everything we need. Fully equiped kitchen, new bathroom. And right on the beach - the downstairs units on the beach are fantastic. Indoor pool, large sitting area, kiddie pool, big hot tub, well equipped gym, lawn areas. Really worth every penny.

Top Mast is the only place we stay when vacationing in the Cape. My family has been staying at Top Mast every year for over 10 years now. Top Mast has a great breakfast, especially the Bloody Marys and the Mimosas!:) Top Mast is very family friendly. We make sure to book the bottom floor. The bottom floor is the way to go since you can walk right out the sliding door on to the beach. It is very clean and the housekeeping is friendly and does the best job and is very thorough. You are just a bus ride away to Provincetown. They also have an indoor pool for rainy days. I HIGHLY recommend Top Mast for anyone!

Where to start... Jay and his wonderful family made this stay absolutely incredible. With recommendations from incredible food to perfect places to watch an incredible sunset. The rooms were exactly what we expected being Oceanside. Definitely spring for the kitchenette if available. Do yourself a favor and eat breakfast at their cafe. LOBSTER BENEDICT!!! And their cinnamon buns are also incredible!!

Very nice place, always has clean facilities. We rented the shore house two years in a row. It's a beautiful newly built house that has all the amenities. Both years we asked the maids to vacume or sweep the living room floors and it was never done. I had to empty the trash twice during our stay and went out and purchased paper towels, even though the maid service was supposed to do this. $1800 for three nights
